Dallas Area Residential Sales Report for February – Frisco, Texas

Hi everyone, I’m Marie Walton, a REALTOR® with Ebby Halliday REALTORS. Today, I wanted to give you a market update for February 2024 here in Frisco, Texas.
Let’s start with the Months Supply of Inventory, which currently stands at 2.17. This means that if no new homes were to come on the market, it would take just over 2 months to sell all the homes currently listed. This is a significant increase of over 50% compared to the last year, indicating a shift in the market.
Moving on to the List to Sold Price percentage, we’re seeing homes in Frisco selling at an average of 98.4% of their listing price. This shows that sellers are still able to get close to their asking price in this market.
The Median days on market is 36, which means that on average, homes are selling fairly quickly in Frisco. This is good news for both buyers and sellers as it indicates a balanced market.
Lastly, the Median Sold Price in Frisco is $650,000. This is a strong price point for the area and shows that Frisco continues to be a desirable location for homebuyers.
