Dallas Area Residential Sales Report for November- Collin County

Let’s dive right into the numbers, shall we? As of November 2023, we currently have a 2.68 Months Supply of Inventory. Now, what does that mean? Well, it’s an important indicator of the real estate market’s health. It tells us how long it would take for all the current listings to sell, given the current pace of sales. And guess what? Over the last 12 months, we’ve seen a significant decrease of 12.7% in the Months Supply of Inventory. That’s great news for sellers!
Now, let’s talk about the List to Sold Price percentage. This is a crucial factor for sellers to consider. Currently, we’re experiencing an impressive List to Sold Price percentage of 97.8%. What does this mean for you as a seller? Well, it means that homes are selling very close to their listed price, which is fantastic news!
Moving on, let’s discuss the median days on market. In Collin County, Texas, homes are spending an average of 35 days on the market before they are sold. Now, this may vary depending on various factors, but it gives you a general idea of the pace at which properties are moving in our area. With a median of just 35 days, it’s safe to say that the market is active and in demand!
Finally, let’s talk about one of the most important aspects for both buyers and sellers – the median sold price. Currently, the median sold price in Collin County, Texas stands at $480,000. Keep in mind that this is just a median, and prices may vary depending on the neighborhood, size, and condition of the property. But it’s always good to have an idea of the average price range.
