Dallas Residential Sales Report for August – North Dallas

As of August 2023, I have some interesting statistics to share with you. Let’s dive right in!
Currently, we have a 3.33 Months Supply of Inventory. Now, what does this mean? Well, it indicates the number of months it would take to sell all the homes on the market if no new listings were added. This figure helps us gauge the level of competition in the market. And compared to the previous 12 months, we’ve seen a significant increase of 36.48% in the Months Supply of Inventory.
Another important metric to consider is the List to Sold Price percentage. In North Dallas, we are proud to report a strong 97.9% List to Sold Price ratio. This means that homes in this area are generally selling very close to their asking price. It’s a great indicator of the market’s stability and the value sellers are receiving for their properties.
Now, let’s talk about how long it takes for a home to sell in North Dallas. The median days on market currently stands at 40 days. This means that, on average, homes are being sold within a month and a half of being listed. It’s a testament to the desirability of this area and the efficiency of our real estate market.
Lastly, let’s discuss the Median Sold Price in North Dallas. As of August 2023, the Median Sold Price is an impressive $1,857,500. This figure represents the midpoint of all the homes sold in this area, and it reflects the strong demand and high-quality properties available in North Dallas.
