Dallas Area Residential Sales Report for June – Far North Dallas

Now, before we dive into the numbers, I want to remind you that these statistics are based on the market conditions as of June 2023. So, keep that in mind as you make your real estate decisions.

Let’s start with inventory. Currently, we have a 2.26 months supply of inventory in Far North Dallas. What does that mean? Well, it indicates how long it would take to sell all the homes on the market if no new listings were added. This number is quite important as it can give you an idea of the overall market health.

And guess what? Over the last 12 months, the months supply of inventory has increased by 35.33%! This means we’ve seen more homes available for buyers to choose from. So, if you’re in the market for a new home, now might be a great time to start your search.

Now, let’s talk about the list to sold price percentage. This number represents the average ratio between the list price and the sold price of a home. In Far North Dallas, the list to sold price percentage is 100.4%. What does that mean for you as a seller? It means that, on average, homes are selling very close to their list price.
