Dallas Area Residential Sales Report for May – Dallas-Ft. Worth-Arlington MSA

Prices rise on low inventory.

This report is a month vs. month report and compares May to April.

Single family home sales rose 16.23% in May compared to April. Pending sales increased 2.26%. The median sales price climbed 2.50% while the average sales came in with a rise of 1.72%. The ratio of original list price to sales price increased 0.72%.  New listings declined 14.91%. Active listings had a small increase of 4.8%. Days on market dropped 15.09%. Months of inventory increased by 4.76%.

Median Sales Price: 410,000

Average Sales Price: $509,825

Ratio of Original List Price to Sales Price: 97.4%

New Listings: 11,112

Active Listings: 16,330

Days On Market: 45

Months of Inventory: 2.2
