Dallas Area Residential Sales Report for September – Dallas-Ft. Worth-Arlington MSA

Sales prices continue to rise as sales drop.

Closed sales fell 16.4% comparedto last September. Pending sales dropped 9.8%. The average sales pricewas up 10.4%.median sales price increased by 12.4%. The sales ptice to original list price came in at 96.4%. New listings increased 3.7% and active listings jumped 80.7%. whilr that seems like a very large increase yo must remember that active listings last September were very low and the months od inventory only increased to 2.4 months. 6 months is considered a balanced market and we are a very long way from that number.

Pending Sales: 7,295

Average Sales Price: $481,384

Median Sales Price: $401,7 54

New Listings: 10,001

Active Listings: 19,217

Months of Inventoty: 2.4 months
