Dallas Area Residential Sales Report for January

Inventory at an all time low!

Well home sales managed a 4% gain in December compared to lats December. However, pending sales fell by 12%. The average sales price jumped up 17%. The median sale was even higher with a 23% rise. buyers are having to move up in price ranges to find that dream home. New listings fell by 11% while active listings dropped by 28%. The months of inventory now stands at 0.8 months. 6 months is considered a balanced market. The most popular price range for buyers is $300,00 to $400,00 and represents 28% of all sales.

Average Sales Price: $411,808

Median Sales Price: $350,000

Pending Sales: 8,792

New Listings: 7,965

Active Listings: 5,620

Months of Inventory: 0.8 months
