New listings are selling fast.

Sales were down 28% in December as compared to last December. Pending sales fell 10%. The average sales price jumped 32%% and the median sales price came in even higher at 39% as buyers paid well above the asking price. New listings declined 22%. Active are 52% below last Decembers numbers. Months of inventory is very low at 0.4 months.
