Dallas Area Residential Sales Report for May – Celina, TX

Sales down. Prices up. Supply down.

Celina saw a 36% drop in home sales in May. Pending sales declined 21%. Part of this is still the effect of the virus from last year on year over year comparisons, but some of it is also buyers having a hard time finding a home due to low inventory and prices. The average sales price jumped 49% and the median sales price climber 34%. Inventory continue to fall as new listings came in with a decline of 29%. Active listings took a 85% hit. The months of inventory now stands at 0.4 months.
