Dallas Area Residential Sales Report for May – Richardson, TX

Same story prices up sharply inventory down a lot!

The year over year comparison is still being effected by the lock downs.

Home sales were 32% higher than last year. Pending sales came in with a 2% rise. The average sales price was up 21% while the median sales price rose 22%. Buyers are having to move up in that price ranges to find that dream home. The number of new listings was flat. Certainly no help. The active listings fell by 55% taking the months of inventory down to 0.6 months.

Average Sales Price: $384,183

Median Sales Price: $365,000

Pending Sales: 128

New Listings: 140

Active Listings: 65

Months of Inventory: 0.6 months
