Dallas Area Residential Sales Report for April – Celina, TX

Listings down prices up!

Last April was the first full month of lock downs so the comparison to this April is a little skewed.

Home sales rose 10% in Celina while pending sales increased 28%. The average sales price climbed 35%. The median sales price saw a 33% rise. While there was a 66% jump in new listings this could not keep up with the sales so that number of active listings declined by 84%. The months of inventory dropped to 0.5 months. That means at current absorption levels it would take 15 days to exhaust the current inventory.
