Sales fall sharply due to inventory

A combination of bad weather and extremely low inventory took a toll on sales in the Allen area in February. Sales fell 40% and pending sales declined 33%. The average Sales Price rose 9% and the median sales price was also up 9%. New listings came in with a 38% decline. Active listings dropped by 85% as compared to last February. The months of inventory is now at 0.3 months.  Multiple offers and over listings price are now the norm.
