Home sales managed to squeak out a 4% increase but pending sales fell by 30%. The average sales price jumped 31% while the median sales price climbed 15%. The number of new listings declined 46%. Active listings took a 81% tumble. The months of inventory now stands at 0.3 months. 6 months is considered a balanced market.
