Dallas Area Residential Sales Report for February – Carrollton-Farmers Branch

Sales and prices rise.

Home sales came in 8% higher than last February. However, pending sales were off by 19%. The weather had something to do with the decline, but I think part of the decline is due to buyers just not able to find that dream home due to the very low supply. The average sales price rose 6 %. The median sales price saw a 10% increase. buyers are having to move up in price to find that home. New listings declined 39% and active listings fell 74%. The months of inventory now stands at 0.4 months.

Average Sales Price: $362,729

Median Sales Price: $340,000

Pending Sales: 127

New Listings: 103

Active Listings: 63

Months of Inventory: 0.4
