Dallas Area Residential Sales Report for December – Richardson Tx

Single family home sales rode 12% as compared to last December. Pending sales came in with a 20% increase so we can look forward to positive sales numbers in January.  The average sales price climbed 7% and the median sales price was up 5%.  while there was a 16% increase in the number of new listings they could not keep up with all the sales so the active listings fell 37% taking the months of inventory down to 0.9 months. As in other areas, this low inventory is creating problems for buyers trying to find that dream home and facing stiff competition from other buyers when they do.
