Dallas Area Residential Sales Report for July -Celina, TX

No shortage of buyers in July. Home sales rose 67% compared to last July. Pending sales came in 46%  higher so we can anticipate August having very positive sales. The average sales price fell 1% while the median sales price took a 5% hit. Not sure why these declines, Not typical.

There was a 18% increase in the number of new listings. However this was not enough to keep up with all the sales so the active listings declined by 52%  taking the months of inventory down to 2.2 months.

Sales: 92

Average Sales Price: $394,791

Median Sales Price: $365,000

Pending Sales: 86

New Listings: 98

Active Listings: 129

Months of Inventory: 2.2
