Dallas Area Residential Sales Report for July – Far North Dallas

Well Far north Dallas certainly didn’t follow the rest of the areas. Sales came in down 7%. However pending sales shot up 23%. Maybe some sales were just delayed. The average sales price took a hit off 23% while the median sales price fell 1%. Looks like sales in the upper price ranges slowed.  New listings declined 4% but the number of active listings was up 6% compared to last year. The months of inventory is at 4.4 months.

Sales: 103

Average Sales Price: $473,264

Median Sales Price: $432,500

Pending Sales: 101

New Listings: 142

Active Listings: 358

Months of Inventory: 4.4
