Dallas Area Residential Sales Report for June

Well single-family home sales declined 5% in June as compared to last June. Pending sales however were up 2% so maybe July will turn positive. The average sales price increased 2% as did the median sales price. The number of new listings dropped 5%. The active listings were 9% higher than last year at this time. The months of inventory is at 3.1 months. This is half way to the 6 months considered a balanced market.
Sales continue to be concentrated in the $200,000 to $399,999 range which represents 56.5% of all sales and and have a year to date increase of 5% in the number of sales. Sales under $199,999 remain double digit down due to the very low inventory. The $500,000 to $999,999 category is flat while one million and above was up 1%.

Sales were really a mixed bad with some areas up while others were down so keep checking in to find out how the market fared in Far North Dallas, Carrollton/FarmersBranch, Richardson, Garland, Wylie, Plano, Allen, McKinney, Frisco, Prosper, and Celina.
