Dallas Area Residential Sales Report for January – Garland TX

Sales in the Garland area got hammered in January down 14%. Pending sales were even worse off 17%. The average sales price managed to rise 4% while the median sales price was flat. New listings climbed 24%. Active listings jumped 85% compared to last January. Again as in other areas we have to remember that listings were in very short supply last January. The months of inventory now stands at 1.8 months which is still a very small number when you consider 6 months is a balanced market.

Median sales Price: $200,000

Pending Sales: 156

New Listings: 202

Active Listings: 302

Months of Inventory: 1.8
