Dallas Area Residential Sales Report for December – McKinney TX

McKinney fared better that it’s neighbors with sales only down 3%. Pending sales were a different story however, declining 16%. Looks like January sales will be negative. The average sales price declined 1% while the median sales price rose 2%. We saw a drop off of 8% in the number of new listings but the active listings rose 17%. As in other cities, last Decembers active listings were very low. The months of inventory increased to 2.7 months. with 6 months considered a balanced market we are still tilted to the sellers side.

New Listings: 211

Active Listings: 688

Months of Inventory: 2.7
