Dallas Area Residential Sales Report for December – Allen TX

Well home sales in Allen just fell off a cliff in December. Down 19%, Pending sales were a little better only declining 14%. January is not shaping up to be a positive sales month. The average sales price increased 13% while the median sales price rose 11%. no prices did not increase that much. We just had an abnormal distribution of sales skewed to the high end. The number of new listings declined 7%. Active listings increased 76% but we must remember that active listings last December were very low. The months of inventory at 2.5 months is really not much of a supply.

Median Sales Price: $380,000

Pending Sales: 75

New Listings: 65

Active Listings: 260

Months of Inventory: 2.5
