Dallas Area Residential Sale Report for July – Carrollton/Farmers Branch TX

Sales were up 4% in July as compared to last July. The average Sales price fell 2% while the median sales price was flat. Pending sales increased 2%. New listings declined 2% up the active listings jumped 40%. That number is kind of deceiving. It’ caused by last July’s  active listings being so low. The months of inventory tell a better story. It now stands at 1.9 months. 6 months is considered a balanced market and we are a long way for that.

Average Sales Price: $327,787

Median Sales Price: $292,500

Pending Sales: 190

New Listings : 206

Active Listings: 286

Months of Inventory: 1.9
