Dallas Area Residential Sales Report for June – Wylie TX

Sales in the Wylie area fared much better that most of the other norther Dallas suburbs. Sales were only down 1% compared to last June. On the positive side pending sales were up 17% so July sales are looking good.

The average sales price was up 2% and the median sales price increased 3%. Sales prices have been moderating over the last several months.

The number of new listings fell 6%. The active listings increased 19%. I know those numbers seem a little odd, but remember that thy are comparisons to last June and the active listings were very low then. the months of inventory did increase to 2.3 months. With 6 months considered a balanced market, Wylie is still tilted to the sellers side.

Median Sales Price: $305,000
