Dallas Area Residential Sales Report for June – McKinney TX

McKinney was no different from it’s neighboring communities with sales down 18% in June as compared to last June. A small glimmer of light is the pending sales which were up 10%. However, with the declining showing we are experiencing in July, I don’t anticipate the Julys sales numbers will be positive.

The average sales price dropped 3% and the median sales price fell 2%. Another sign that buyers are not felling a compelling rush to buy.

The number of new listings increased 10% while the active listings jumped 26%. The months of inventory now stands at 3.5 months.

Sellers, you need to realize that the market is changing rapidly and that pricing is critical.
