Dallas Area Residential Sales Report for May – Frisco TX

Home sales were not so good in May. Sales declined 6%. The average sales price rose 2% while the median sales price was up 1%. Sales prices have been moderating over the last several months. Pending sales weren’t any better down 17%. That does not bode well for June sales numbers. The number of new listings dropped 3%. Not good if you are a buyer! The active listings rose 27%. This number was effected by the decline in the pending sales. The months of inventory climbed to 3.4 months. A couple of more months of falling sales combined with rising inventories could find us close to the 6 months considered a balanced market.

Pending Sales: 403

New Listings: 625

Active Listings: 1,153

Months of Inventory: 3.4
