Dallas Area Residential Sales Report for April – Far North Dallas

Sales is April were up 5% in Far North Dallas as compared to last April. The average sales price fell 3% and the median sales price dropped 1%. Not sure if this means anything other that just some gyrations in the makeup of the sales. More troubling was the 10% fall in the number of pending listings. May is not shaping up good. The number of new listings rose 4% and the active listings jumped up 24%. While this is good news for buyers, the increase only took the months of inventory to 2.6 months. This is well short of the 6 months considered a balanced market.

Median Sales Price: $432,500

Pending Sales: 127

New Listings: 168

Active Listings: 236

Months of Inventory: 2.6
