Dallas Area Residential Sales Report for March – North Dallas

March was not a good month for North Dallas. Sales declined 9% as compared to last March. Pending sales fell 28%. We are seeing a slowdown in the upper price ranges so this is not a surprise. The average sales price increased 7% and the median sales price was also up 7%. The number of new listings dropped 18% while the active listings were down by 6%. The months of inventory stands at 5.1 months. Very close to the 6 months that is considered a balanced market.

Median Sales Price: $862,500

Pending Sales: 68

New Listings: 129

Active Listings: 321

Months of Inventory: 5.1
