Sales were good in Wylie during February with a 15% increase as compared to last February. the average sales price rose 6% while the median sales price was also up 6%. Pending sales climbed 9% so March is looking like a positive sales month. The number of new listings fell 5%. Not helpful. The active listings jumped 19% but this is coming off last February when listings were very, very low. The months of inventory stands at 1.6 months. 6 months is considered a balanced market. We are not in a balanced market. Wylie is heavy tilted to the sellers side.
