Dallas Area Residential Sales Report for February – Frisco TX

Sales continued their winning streak in Frisco. Up 6% in February. The average sales price did decline 6% from a year ago and the median sales price dropped %. Prices have been moderating lately. Pending sales were another matter coming in at a down 12%. That does not look good for March sales. The number of new listings rose 12% and the active listings jumped 23%. While this looks like a large increase in inventory, it’s really just a reflection of how low inventories were last year. The months of inventory now stands at 2.5 months which is less than half of the 6 months considered a balanced market.
