Carrollton/Farmers Branch Residential Sales Report for July

It’s still a Sellers Market

Sales were up 7% in the Carrollton/Farmers Branch area in July as compared to the same time last year. The average sales price rose 12% while the median sales price increased 11%. Pending sales declined by 5% but I would not read anything into this number at this time. The number of new listings fell 2%. However, the active listings jumped 22%. The months of inventory rose to 2.5 months. This is still well short of the 6 months that is considered a balanced market.

Active Listings: 763

Months of Inventory: 2.3
