Lake Highlands/NE Dallas Residential Sales Report for April

Sales were down slightly

Sales fell 1% in April. While this in itself in not concerning, pending sales dropped 20%. A little early to tell if this is just 1 one off or something else. The average sales price rose 3% while the median sales price climbed 2%. The number of new listings actually fell by 1% however, the active listings were up 31%.  It looks like a number of homes under contract fell out. This may be the cause of the decline in the pending sales. The months of inventory increased to 2.3 months. It’s still very much a sellers market!
