Carrollton/Farmers Branch Residential Sales Report for November

Single Family:

Sales jumped a whopping 80% in this area as compared to the same month last year. The average sales price increased 7% while the median sales price rose 16%. Sales continue to be concentrated in the upper price ranges. Pending sales climbed a nice 19% so we can anticipate that December will be a positive months for sale. New listings rose 15% but the large jump in sales and pending sales gobbled up the new inventory and the active sales fell 2%. The months of inventory declined to 1.1 months. With 6 months normally considered a balanced market, Carrollton/Farmers Branch is very much a Sellers Market.
