Carrollton/Farmers Branch Residential Sales Report for August

Sales were off

Single-Family:

For the second month in a row sales were down in the Carrollton Farmers Branch area. This time sales fell 9%. The average Sales price increased by 2% while the median sales price rose 7%. There was a very nice increase of 15% in the pending sales number so we can anticipate September’s sales to break the string and be up. The number of new listings was flat as was the active listings. The months of inventory now stands at 1.5 month. With 6 months considered a balanced supply, it’s very easy to see that it’s very hard to find a home to purchase in this area.

Median Sales Price: $250,000

Pending Sales: 217

New Listings: 212

Active Listings: 225

Months of Inventory: 1.5
