Richardson TX Residentail Sales Report for July

SALES WERE UP!

If you saw my Dallas Area Residential Sales Report for July you know that sales were off in July. I’m happy to report that Richardson bucked the trend. Sales in Richardson were up by 2%. It’s not a lot but it’s better that being down. The average sales price rose 16% while the median sales price was up by 13% as compared to a year ago. Pending Sales were down by 2% so everything was not rosy. The number of new listings fell 17% and the active listing by 22%. The months of inventory is now at 1.1 months. 6 months is considered a balanced supply/demand number so you can readily see that we are very tilted to the Seller’s side.

Average Sales Price: $285,003

Median Sales Price: $262,000

Pending Sales: 130

New Listings: 151

Active Listings: 108

Months of Inventory: 1.1
