McKinney Residential Sales Report for April

Sales up. Pending sales take a jump!

Single-Family:

Single-family sales were up by 8% in April as compared to a year ago. The average sales price rose 3% while the median sales price climbed 8%. Sales continue to be concentrated in the upper price ranges. Pending sales jumped 25% so it looks like May sales will be strong. The number of new listings fell 3% but the active listings increased by 27%. The months of inventory rose to 1.5 months but this is still way short of the 6 months that is considered a balanced market.

Median Sales Price: $298,000

Pending Sales: 298

New Listings: 343

Active listings: 349

Months of Inventory: 1.5
