Far North Dallas Residential Sales Report for February

Sales were up. It’s still a Seller’s Market!

Single-Family:

Sales were up by 10% as compared to a year ago. The average sales price rose by 8% while the median sales price jumped 14%. I know this sounds like a broken record but the sales continue to be concentrated in the upper price ranges. Pending Sales were up a slight 2%. There was a 4% increase in the number of new listings and the active listings climber by 29%. But the months of inventory only increased to 1.8 months. Still a very short supply!

Sales: 79

Average Sales Price: $394,410

Median Sales Price: $395,000

Pending Sales: 85

New Listings: 98

Active Listings: 275

Months of Inventory: 1.8
