Allen TX Residential Sales Report for February

Sales trend continues to be positive

Single-Family:

Sales remained strong up 16%. The average sales price increased 2% while the median sales price rose 5%.

The pending listings number took a nice jump of 20% indicating we will have a good number to report in February. The number of new listings were up by 16% however, the number of active listings fell by 20%. This dropped the months of inventory to 1.1 months. 6 months is considered a balanced supply/demand number so you can easily see that we are very much in a Seller’s Market.

Sales: 78

Average Sales Price: $327,429

Median Sales Price: $272,600

Pending Sales: 96

New Listings: 108

Active Listings: 117

Months of Inventory: 1.1
