Dallas Area Residential Sales Report for Janurary

No slow-down in sales here!

Single-Family:

Sales were up by 20% in January compared to this time a year ago. The average and the median sales prices both increased by 7%. Sales continue to be skewed to the upper price ranges with the greatest number of sales in the $200,000 to $400,000 range. Pending sales jumped a whopping 40%! No way February will no be an up month. The number of new listings rose by 9% but the active listings continued their decline and were off by 1%. Until we see the active listings start to rise, homes prices will continue to go up. The months of inventory now stands at 2.9 months.

Needless to say it’s a seller’s market.

Sales : 5,708

Average Sales Price: $245,509

Median Sales Price: $195,020

Pending Sales: 7,930

New Listings: 8,990

Active Listings: 16,270

Months of Inventory: 2.9
