Sales jumped 22% in December as compared to a year ago. The average sales price rose 17% while the median sales price jumped 13%. Same song second verse. Sales continue to be concentrated in the upper price ranges. Pending sales fell a small 5% but this is nothing to be concerned about. The number of new listings declined again by 8% but the active listings rose by 13% The months of inventory is now at 1.6 months. A balanced supply is normally considered to be 6 Months.
