The Far North Dallas Residential Sales Report for Decamber

Sales were off but pending sales were up!

 Single-Family:

Sales fell by 22% in December as compared to a year ago however, pending sales were up by 11% so this looks like just some monthly aberration. The average sales price declined by 13% while the median sales price rose by 5%. Again, just an odd grouping of sales. New listings dropped by 6%. The number of active listings declined by 1% and this dropped the months of inventory to 1.6 months. It’s a seller’s market.

Sales: 77

Average Sales Price: $393,758

Median Sales Price: $369,900

Pending Sales: 61

New Listings: 62

Active Listings: 156

Months of Inventory: 1.6
