Sales were off slightly but pending sales took a jump up
Single-Family:
Sales were off by 6% in November as compared to a year ago. However, pending sales jumped up by 22% so it just looks like some sales were delayed. Nothing to be concerned about. The average sales price rose 10% and the median price climbed 9%. The number of new listings increased by 10% and this was accompanied by a rise of 22% in the active listings. While Realtors and Buyers are certainly happy to see these increases, Sellers should not be concerned because these increases only took the months of inventory to 1.4 months. This is well short of the 6 months that is considered a normal supply and is not enough of an increase to put any pressure on the upward movement of prices
