Single-Family:
Sales were down by 14% in November as compared to a year ago. However pending sales were up by 23% so this just looks like some monthly gyration in the numbers. The average sales price increased 12% while the median sales price rose 14%. We continue to see the sales skewed to the higher price ranges.
The number of new listings dropped by 9% and the active listings fell 2%. This lowered the months of inventory to 2 month. 6 months is considered to de a balanced supply/demand.
