Wylie, TX Residential Sales Report for June

Sales were off by 1% in Wylie for June. The average sales price increased by 1% while the median price was up by 8%. Pending sales fell by 13%. I am assuming at this point that this decline is due to the inability of buyers to find homes to purchase. New listings were up by 8% while the active listings climber by 21%. The number of builders new homes listings in MLS in Wylie is around 41%. It looks like some of the increase in listings came from builders.

Average Sales Price: $237,917

Median Sales Price: $225,000

Pending Sales: 103

New Listings: 150

Active listings: 163

Months of Inventory: 1.7

Leases:

Leases were flat in June. The average rent increases by 3% and the median rent fell by 1%. Really not much change. Pending leases were up by 160%. New Listings dropped 33% and active listings fell by 30%. The months of inventory now stands at 0.7 months. You have to work real hard to find a place to rent in Wylie.
